FAQ's

An owner or owners of a condominium unit shall be entitled to one (I) vote per Unit owned. Any person or entity owning more than one unit shall be entitled to cast the aggregate number of votes attributable to the units owned. Voting rights and procedures are described more fully in Article 3.6 of the By-Laws.
Each Unit shall be used as a residence and/or home office only in accordance with and only the extent permitted by applicable local, State and Federal codes, ordinances and regulations. Various restrictions exist with regard to unit use including, but not limited to, restrictions regarding alterations, pets, floor coverings and mitigation of dampness or humidity. Please refer to Article 17 of the Association's Declaration of Condominium as well as By-Laws, Articles of Incorporation, and Rules and Regulations (collectively the "governing documents"), copies of which are attached to the Declaration as exhibits for details regarding these and other restrictions.

Pursuant to Article 18.1 of the Declaration, leasing of units shall not be subject to the prior written approval of the Association, but each lease shall be in writing and shall specifically provide that the Association shall have the right to terminate the lease upon default by the tenant in observing any of the provisions of the governing documents. No lease shall be for a period of less than six ( 6) months and there shall be no more than two (2) leases of a unit within any calendar year.

Assessments are payable in monthly installments pursuant to the proportionate share of each Unit, unless otherwise ordered by the Board of Directors. See Exhibit "A" attached hereto for the amount of assessments or each Unit.
No. There is no obligation to become a member of any other association.
Unit owners are not required to pay rent or land use fees for recreational or other commonly used facilities. The expenses related to the operation, repair and replacement of such facilities are built in to the estimated operating budget of the condominium association and funded via unit owner assessments.
The Association is not currently involved in any litigation in which it may face liability in excess of $100,000.
